Following the recent announcement of Hora Verticale, Portugal’s OODA continues to make its name in Tirana, Albania with another notable project. The building, named N’Darja, is conceived as a square skyscraper separated to create a pair of eye-catching towers.
Ndarca (meaning “divide” or “separation” in Albanian) is located in central Tirana and will span 33,000 square meters (355,000 square feet) and rise over 22 floors.
One of the two towers will have office space on the lower floors and luxury residences on the upper floors with open layouts and balcony space. The second tower will include retail space on the lower floors and a hotel on the upper floors.
The exterior of the building will be covered with plants and trees carefully selected for their resistance to wind and sunlight, and positioned to provide shade for those inside. Additionally, the exterior will feature perforated metal sheets to adjust sunlight. A plaza with a reflecting pool and more vegetation is located at ground level between the two buildings.
“The transparent water mirror acts as a portal at its core, bringing natural light underground and connecting the outside with the inside,” says OODA. “This open area integrates the greenery of the surrounding streets, squares and balcony gardens, creating a comfortable microclimate for the neighborhood. The square is no longer just a passageway, but becomes a real urban oasis.”
A representative from OODA said N’Darja is currently in the permitting stage and is expected to be completed in 2029 if all goes well. The project is part of a large-scale construction work underway in Tirana that includes OODA’s own Clan TV headquarters and Bond Tower. Alongside other buildings by BIG, MVRDV and Stefano Boeri.
